What does an expat need in order to buy in GERMANY?

The good news is there are no restrictions on foreigners buying property in Germany. Third country nationals (those without EU citizenship) may also buy in Germany.

Regardless of your nationality, you must use a public notary to complete the sale of a property. The notary will act as a middleman or arbitrator, and should be impartial.

You will need to have at least 20% of the property price ready to put down as a deposit in most cases, and up to 40% in some cases for expats. This is because they can be seen as slightly higher risk.
